Violence in Mazatlan-Fact or Fiction

Mazatlan due to the American media has been labelled a place of danger to tourists but what the American media refuses to focus on is their internal problem with violence . I would as k every American what cities they have that have no violence and in fact I think we would see that street assaults home break ins and other types of violence against common people is far higher in their major cities then here in Mazatlan.
 
I will agree that the number is murders in Mazatlan has escalated in the last two years but indeed we must ask ourselves against whom is this violence. Most of the violence is between groups of criminal even though the violence is also against the population.
 
I have lived 19 years in Latin America including 5 years in Mazatlan. Mazatlan for tourists and foreigners is as safe as any American or Canadian cities . I have a few personal experiences in Mazatlan even though  they may seem small to other people that shows me the people here in Mazatlan are very nice people and very honest.
 
I lost my cellular 3 times , each time it was returned to me and the people would not accept anything for returning it . I lost my wallet one night in a movie theater and it had 60,000 pesos which is more then a normal person here makes in one year. When I discovered I had lost it along with my identification , bank cards and credit cards I was a bit excited. However when I was leaving the movie I went to report it and the couple who found it were waiting to return it . They would not accept 10,000 peso I was willing to give them .  
 
So in short I believe that Mazatlan is very safe for tourist and People who are looking to retire .
People who are retired also have other issues such as health and in many cases limited  Cash flow because of the fear of losing their pension plans. Here in Mazatlan they can receive much better health care at a far less cost then they can in the United states or Canada. The cost of living such as food , taxes and entertainment are a small fraction of the cost in other places. The cost of house and condos also are far less.
 
I believe Mazatlan is an excellent place to invest . The prices of real Estate is far less than any other tourist area, direct flight from Canada and the USA make easy access. The highway to Durango and the new port will bring investors and residential buyers. Which in turn will cause the price of housing to escalate. this along with the climate and escape from the cold are a few benefits and reason to invest

Mazatlan in the news

I love Mazaltan. I knew after my first visit in 2005 this was a place to live. Some of my family and friends were concerned about my judgment.

The latest review of Mazatlan on Travel Video News has supported my decision. According to the article posted May 6, 2010, Mazatlan is thriving. Highlights of the article include this…”Despite the economic downturn, overall visitation rose to more than 19 million in 2009, an increase of more than four percent over the previous year, marking Mazatlan’s seventh consecutive year of growth.”

 The article goes on to talk about Mazatlan’s new Convention Center in Marina Mazatlan, the revitalization of the Golden Zone and the continued restoration of El Centro. Selene and I already knew this about Mazatlan. It is our home. It is nice to see “correct” information is coming our of Mazatlan and the state of Sinaloa.

“With the new convention center, engaging tourism offerings and restoration throughout Old Mazatlan and the Golden Zone, we are confident our beautiful city will continue to be one of Mexico’s most desirable destinations,” says Carlos Berdegue, vice president, Mazatlán Hotel Association and Tourism Board.”

“You don’t speak Spanish and you live in Mazatlan? Man has my respect for you gone down!”

This is an actual comment, directed to me, from an English speaking client last year. And, NO, he did not speak Spanish either. I am pretty good at responding to people, being speechless is not a weakness of mine. In fact, Selene many times has said, “Gary, let other people talk too”. Ouch. But in this situation, I WAS speechless and embarrassed.

I have lived and worked in Mazatlan for over 3 years and “mi español es muy poco”!!! Selene and I love to meet new people; this is the best part of our job as real estate agents. People are hilarious.

Another funny comment was made this year to Selene. We had met them at the Marina; they had sailed from Vancouver, British Columbia. Very cool!! Anyway, we walked the Marina together and got into the car. The gentleman looked at Selene and said, “Your Spanish is very good”. Of course, I could not stop laughing. Selene was born in Mazatlan and completed her schooling in the city before moving to San Diego. And yes, her Spanish is, shall we say, “excelente”?

Anyway, back to my Spanish or lack there of. I took Spanish lessons in 6th grade. We had 15 minutes, 3 days a week. The teacher had a German accent. I have forgotten most of it, except for “Gutten Tag”.

When I moved to Mazatlan I was pretty sure I would pick up on the language fairly quickly. Not that I am very intelligent, I just figured I would need to learn the language to survive in a foreign country. Boy was I ever WRONG!

Many people in Mazatlan, and in several parts of Mexico, speak some English. Some speak it very well. In the school system, every school, public and private, offer English classes. When I am in the grocery store and have a question, I find a school kid to ask, “Where is the peanut butter”? They love to practice their English on a real gringo and I am able to quickly find what I’m looking for.

So please don’t let your lack of Spanish discourage or worry you when you decide to move to Mazatlan. Even in areas outside the “tourist” zone, you will find Mexicans who are happy to help you with interpreting signs or finding the “bano”. In fact, the Mexican people are so gracious in helping the “helpless” gringos.

Where I come from, many of us are intolerant of “foreigners” who do not speak English. You will NOT find this attitude among Mazatlecos. A good friend told me recently, “Gary, you will learn Spanish, not when you HAVE to, but when you WANT to.” I think it was meant to make me feel better. It didn’t.

And still, “ Yo hablo muy poco espanol!” I love Mazatlan and I love Mexico, but most of all I love the people in my new community who accept me for who I am, a happy, maybe a bit lazy, but enthusiastic Gringo!!

"I AM READY TO MAKE AN OFFER"

After looking at your many housing options in Mazatlan, you have found the perfect place to call HOME. It may be your primary residence or a second home. Regardless, it meets all the criteria.

"What's next?"

The offer! Sounds simple enough, right? Well, it can be or it can also be an opportunity to lose the property and/or create unnecessary stress.

Basic real estate norms are in place in every country. In most cases, a seller wants to have a potential buyer, "ready, willing and able" to purchase their property. Why? To accept the offer means they are taking their house off the market to allow you (the buyer) to continue in the purchase process.  This process may include exploring financing options, selling your residence back home, or simply moving money from your home country to Mazatlan.

Sound familiar? These basic real estate principles exist in the United States and Canada. These are the same principles we use in all transactions involving the Mazatlan Dream Team and Re/Max, Sunset Eagle, in Mazatlan. Unfortunately, a few foreigners come to our city believing basic real estate principles and common courtesy do not exist.

We had a potential buyer from the US interested in a house, the asking price of $249,900. He said, "Call the owner and tell him I will give him $100,000 cash!" He became very agitated when I told him I would not call the owner. However, I told him I would write an offer of $100,000 with a 10% deposit to be held in the ReMax account and present this written offer to the seller. He said, "No", his word was good enough.

We have colleagues in real estate in the US and Canada and know this is not how reputable realtors do business. Needless to say, this buyer left without purchasing anything in Mazaltan. In his mind, the "rules" of negotiating left when he crossed the border.

Don't believe everything you hear on TV

I am entering my fourth year of living full time in Mazatlan, Sinaloa, Mexico. If I had the talent, I would write a book about all the wonderful reasons why I call Mazatlan my home. I was born and raised in Oregon, a beautiful place with wonderful people and a lot of rain. Mazatlan is similar except for the 8 months of rain!!!

This past year I have heard many negative reports about Mexico from the news media in the US. "Mexico is a dangerous place to live and visit". "Drug violence is common in the streets". "Tourists are targets". "Police are corrupt".  And now, the "Swine Flu" epidemic. Being a baby boomer and seeing the evolution of television, I know the reporting of bad news boosts ratings. Today it appears the American news media is targeting their neighbors to the South.  The reporting is unfair and wrong.

I was at a friend's house a couple of months ago, watching a major network prime time news cast. The female anchor's lead story..."Drug violence in Mexican Resort town out of control. This report and more following these commercials”. It caught my attention since I live in Mexico's most beautiful resort town, Mazatlan. After the break, the story was from Tijuana!! Nothing against Tijuana, but isn't it where underage kids from California go and drink until they pass out?  Most of my "older" peers would not dream of going to Tijuana on vacation.

Anyway...do not judge an entire country based upon what you see on TV about a few towns on the US-Mexican border. At the same friend's house, his local TV news comes from Atlanta, Georgia. If I judged the entire US by the daily violence and crime in Atlanta, I would NEVER consider visiting the US. Violence in the streets, child abductions, murder, arson..........no, not in Mazatlan but in Atlanta, Georgia!!

Mazatlan has approximately 30,000 Canadians and Americans living here full or part time. I am confident they feel the same way I do about safety. The city is safe and yes, like any large city, crime exists.  But dangerous? No way.

There is a strong police and military presence in Mazatlan. Yes, they all carry weapons.  I have never had a weapon pulled on me!! I have been pulled over by the police a couple of times. Each time was for speeding and each time.....I was speeding. Here in Mazatlan we can receive a ticket and the police keep our license to guarantee we show up to pay the fine. We can also "negotiate" our fine with the police.  Corrupt? I am not here to judge common practices in a foreign country. I believe the customs in other countries are not wrong, just different than in Oregon.

In conclusion, television news will never change. If you want to know the truth about an area, asked someone familiar with the area. This will be the most reliable "news".

Pesos vs. Dollars...Make up your mind!!!!!!!!!

When I moved to Mazatlan it did not take me very long to realize..."hey, their money looks funny".  Mom  said I wasn't the sharpest knife in the drawer.  In the beginning, I continued to use my US dollars, after all this is what I was comfortable using.  Why change?  When I arrived in Mexico, the exchange rate was close to 10pesos/1dollar....easy math.  I would go to a restaurant and my bill was 200MXN (pesos).  It did not take a "Bill Gates" to figure I owed about $20US, "mas o menos" (more or less).  But my change was in pesos....now what do I do??  How do I get my "comfortable" dollars??

Today, the exchange rate is 13.1225 against the US dollar.  The exchange rate is 12.0357 against the Canadian dollar.  The exchange rate is 18.5507 against the Euro!!  Does anyone have the phone number for Bill Gates??

Once I accepted the premise, "In Rome, do as the Romans", life became much simpler.  I began to notice the paper pesos were very colorful.  The coins had the denominations written on the coins!!  Maybe I should just use pesos!!    When I dined with fellow foreigners, occasionally I noticed they were still using their "comfortable" currency.  Bring out the calculator, Bill!!  "What's 15% of 200pesos, I mean dollars....what do I mean?  What is this, centavos!!!  Move over, Bill, I am pulling out the  American Express!!"

Well, the same holds true in real estate.  When a transaction is completed at the Nortario's office (lawyer), the sale price is paid in pesos (remember, we are in Mazatlan, MEXICO, not Mazatlan, OREGON!).  If an offer is submitted and accepted in another currency, the conversion is done at the exchange rate THE DAY OF CLOSING.  Because of the recent, and dramatic, fluctuation of the exchange rates, this can give everyone (including yours truly) a heart attack.

 We can not ignore the fact the world economy currently revolves around the US dollar (apologies to my many friends in Canada) and is the reason most condominium projects and many houses are priced in dollars.  However, the Mazatlan Dream Team encourages home owners to price their real estate in pesos.  This resolves many surprises at closing.  If the foreigner is the buyer, they may or may not be happy as to the amount of their OWN currency they must bring to the table, but they do know the purchase price (in pesos). If the foreigner is the seller, they can deposit their pesos into their Mexican bank account and wait for an exchange rate they are happy with.  Many of my friends make (or lose) money by selling or buying different currencies....a topic I am not familiar with and is the reason I AM STILL WORKING for a living.

I realize this is a lame attempt in answering the question, pesos vs. dollars.  But Selene and I have noticed it is a FAQ on our website.  If you still have questions about the debate, please........ask my colleague, Selene!!!  LOL  She has lived both in the US and Mexico and traveled Europe....and she has a calculator.
